101 plot-and-plan units o market next week

A MULTIMILLION-RAND housing project in West-Bourne has resumed after being on hold for two years.Consultant Ian van Dyk said the delay was caused by civil infrastructure and the registration of the area, which is to be known as South Street Village.

The Rep reported (“Better living”, November 11 2015) that the housing scheme aimed at providing houses to middle-income earners.

Speaking to The Rep this week, Van Dyk said there was a high demand for middle-income housing. “The merging of the three municipalities has further increased the demand for affordable housing.”

CMAI Architects from Knysna, in liaison with Number Two Piggeries from Komani, initially launched the project in November 2015 pending the conclusion of the planning, registration of the area and design of services, in liaison with the municipality. van Dyk said almost half of the development was sold out within two days of the launch.

Two houses have been completed – a two-bedroom, single-storey home and a three-bedroom, double-storey one.“This design creates a homely and comfortable atmosphere.”

A total of 101 plot-and-plan units will come onto the market on Monday, with a range of houses and site sizes allowing prospective home owners a selection of modern, free-standing houses, arranged around four central courts. Twenty-five houses are arranged around each court.

“The layout of the area provides for the units to be designed and positioned to create an attractive appearance, focusing on affordability and with strong emphasis on security.” Van Dyk said the design aimed to ensure slow-moving traffic and safe walking and playing areas for children.

“A lot of detailed urban and landscape design issues have been taken into account to make South Street Village a landmark in contemporary safe living.”He said the security perimeter fencing would be restored after the completion of the infrastructure.

“A scale model of the proposed development has been built and full information of the selling conditions will be available on site to assist prospective purchasers. The house sizes vary from 54m² to 75m² and different plans are available for a variety of stands.”

Units are selling from R590000 up. Van Dyk said the Enoch Mgijima Municipality had played a supportive role in adopting and approving the layout plans, design proposals and the township establishment conditions to ensure effective management of South Street.
